I don't think either of your examples are valid, Bracknell didn't move back to grass, they moved grounds to Sandhurst, and Sutton were forced to pull up their 3G pitch after promotion to the EFL which don't allow 3G pitches.HamptonMad wrote: ↑Thu Feb 16, 2023 6:59 pm3g total rubbish. Don’t own a house next to a footy pitch might be a good idea. The full planning committee hearing (video) and the conditions of the planning are available at www.Richmond.gov.uk/planning. The video takes a long time to load and I haven’t yet viewed our slot but the paper recommendation is also attached. My comments refer to the paper submission.
It is clear that there is no agreed increase in hours of current usage and no agreement for any other outside clubs to use the pitch other than designated men’s, Academy, Ladies, youth, pan disability, community clubs and local schools. Any change would require further planning permission. The club has to provide a Community Use Agreement within 3 months setting out the basis, charges and hours of availability to community groups and schools. Not sure how this fits with no increase in hours but presumably the council will agree all of this once they see the proposal from the club. No further use outside this agreement will be permitted. Also need to provide a Noise Management Plan.
There seems to be a recognition that the club can charge for the community access which makes sense given the costs involved of running the facility but whether this future agreement makes the investment viable for the club remains to be seen. The 3G project is designed to make the club financially sustainable which is dependent on generating sufficient new income to cover the costs and contribute to the club overheads and playing costs. Whilst the community benefit is a real plus of the project, there seems still to be a little way to go before it is clear whether the current permission will be seen to be sufficient for the financial justification for the investment. No doubt the club will keep us all updated.
Interestingly having just watched the video, the planning officer said there is no current restriction on hours of usage but likely maximum usage would need to be no more than 40-50 hours per week due to maintaining the condition of the artificial surface.
The actual chargeable hours won't be 40-50 of course as many of those will be used up by First and Academy games and training. There will be a saving from longer having to rent pitches elsewhere as we currently do at Hanworth Villa and Bedfont.

My understanding of the 3g proposal was to bring everything in-house in the first instance.
1st team train at Bedfont Sports- Tuesdays (if no midweek game) & Thursdays(££s) - Bedfont Sports also used for occasional friendly matches (££s)
1st team matches (without postponements)
Academy play at Hanworth Villa on Wednesday afternoons (££s)
U18s matches - Isthmian & Allied Counties teams - without postponements (so far Isthmian lge team have only played 1 home league game - Allied Counties team play at Hanworth on a Monday night (££s))
HRBFC Youth teams to be able to play matches on a Sunday morning
Ladies team on a Sunday afternoon (without postponements)
The pitch would have been available to schools for use during the day (free?).
There would also be a cost saving in maintenance of a grass pitch, however a 3g pitch is not a 'freebie'. There will always be an element of maintenance, brushing etc and something has to be put aside for a 'rainy day' when it eventually needs to be replaced - say 5/10 years.
As regards any further use for outside organisations, I can't see when they would be fitted in, within the terms of the lease never mind floodlight restrictions/parking etc!
